The Closing Signing Service (TCSS) is a nationwide signing service that coordinates notary public services for real estate closings, legal documents, and remote online notarizations. We work with title companies, real estate attorneys, lenders, escrow officers, and individuals across all 50 states.
TCSS was established in 2020. We have completed more than 50,000 closings for over 2,000 customers, including title companies, attorneys, lenders, realtors, and individuals across the country.
All 50 U.S. states, including Hawaii and Alaska. Our network includes more than 55,000 certified notaries available for in-person signings, plus a dedicated team of online notaries for RON transactions. We also coordinate closings in Puerto Rico and Canada when our clients need them.

Yes. The Closing Signing Service carries $3 million in Errors & Omissions (E&O) insurance. Every notary in our network also carries their own E&O insurance, with minimums verified during the onboarding process.

If you order through your title production software (Qualia, Resware, SoftPro, RamQuest, E-Closing, Closer's Choice, AccuTitle, Landtech, SQL/Impact), you upload the documents directly within your platform.
If you order through any other channel, documents are uploaded through our secure client portal at tcss.signingorder.com. The portal is available 24/7 and keeps every file organized within the order, with restricted access and full audit trail.
Either way, documents must be in PDF format and can be uploaded any time before the scheduled appointment.

Same-day signings are available. We routinely handle last-minute appointments, plus after-hours, weekends, and holidays.
No. You can place the order before the documents are ready. Send the order with the signer's information, location, and timeline, and we'll start coordinating the notary while the documents are being prepared. Documents can be uploaded later through the portal.
Yes. Same-day, after-hours, weekends, and holidays are part of our standard service. The lender or title company sets the timeline. We meet it.
Yes. Split signings across different states, multi-transaction closings with multiple sellers or properties, and transactions involving Power of Attorney or trust verbiage are part of what we do regularly. We instruct our notaries on the specific execution requirements before they leave for the appointment.
When the document arrives in our system before the appointment, our pre-quality control team reviews it for execution issues like missing notarial certificates, incorrect acknowledgment wording, and inconsistent witness lines. After the signing, our post-quality control team reviews every scanback before it reaches the client's inbox.
If the signer cancels or reschedules, we coordinate with the title company or attorney to find a new time. There is no additional charge to you. We cover the costs internally.
The searching falls on us, not on you. We immediately dispatch a backup notary from our network, often within the hour. The signer waits, the appointment happens, and you don't spend your day on the phone trying to find a replacement.
Yes. Spanish is the most common second language we cover, and our network also includes notaries who speak French, Portuguese, Mandarin, and other languages depending on the area.
Yes. Re-signs are handled at no additional charge to you. When a document needs to be corrected and re-signed, we coordinate the appointment quickly without billing extra.
No. Scanbacks are included in our flat-fee. No additional charges for scanbacks, ever.
Apostille services are not part of our standard offering. If you have a specific need, contact us and we'll evaluate the request.
Yes. When a document requires additional witnesses beyond the notary, we provide them. Witness service is $25 per witness.
Yes. Hand delivery is available on a case-by-case basis. Pricing depends on the distance from the notary to the delivery location.

Our pricing reflects the level of service we deliver. Flat-fee, transparent, and aligned with the premium standard we set at every step. We don't publish rates because every transaction is different, but we can tell you this: our quotes are competitive for the market, and the invoice you receive matches the quote we gave. Always.
Document printing, travel to the signer's location anywhere in the country, the signing itself, scanbacks uploaded to our portal, and physical package tracking. No upcharges for print fees, no travel surcharges, no "did not close" fees, no rush fees.

We accept checks, e-checks, credit cards, and Zelle. Payment options are flexible to accommodate every client's preferred workflow.
Recurring clients have net 7 day terms. Individual clients pay upfront before the signing is scheduled.
No charge for "did not close" signings. The lender or title company doesn't pay for transactions that don't fund. That risk belongs to us, not to you. And the notary still gets paid for the work performed, which means our notaries don't hesitate to take on transactions that other signing services consider risky.
RON is a notarization done online through a secure platform, not a video call like Zoom or FaceTime. The signer and the notary connect through a system specifically designed and authorized to perform legal notarizations, with identity verification, document tampering protection, and tamper-evident digital signatures built in. Same legal weight as a traditional notarization. Different mechanics.

Yes. RON is recognized under federal law (the e-SIGN Act) and accepted in most U.S. states. Our notaries hold valid online commissions in Florida and Virginia, which cover the majority of RON transactions in the country.
U.S. citizens and residents can sign with our Florida-commissioned online notaries, regardless of where they are physically located in the world.
Foreign signers can sign with our Virginia-commissioned online notaries, regardless of where they are physically located in the world. The required ID for foreign signers is a valid passport, since most RON platforms cannot verify foreign national ID cards or driver's licenses.

Four things. A device with camera and microphone (laptop, tablet, or smartphone). A strong internet connection. A valid government-issued ID (U.S. driver's license, U.S. passport, or foreign passport). And a personal email address.
We recommend having a tech-comfortable family member or friend assist them during the session. A second pair of hands on a laptop or phone often makes the difference between a smooth signing and a rescheduled one. We make this recommendation upfront so there are no surprises during the session.
The four most commonly required platforms in the industry: BlueNotary, NotaryCam, Proof, and Pactima. All four fall under MISMO compliance, the Mortgage Industry Standards Maintenance Organization standard for digital mortgage transactions. In most cases, our clients tell us which platform to use, and we adapt.
We don't stop. We adjust. Sometimes the right answer is rescheduling for a quieter time. Sometimes it's switching to a different platform, since each one uses slightly different verification methods. Sometimes it's pivoting to in-person mobile notarization. We tell you immediately and coordinate the transition.
The platform records the entire session, encrypts every signature, and creates a tamper-evident audit trail. The result is more secure, not less, than a traditional in-person notarization.
A valid government-issued ID is required for any notarization, in-person or RON. Accepted IDs include U.S. driver's license, U.S. passport, and foreign passport. If the signer doesn't have any of these, we can sometimes proceed with two credible witnesses who can swear to the signer's identity, depending on the document type and the state's requirements. No. Every team member should have their own credentials to access our client portal. Shared logins reduce visibility and accountability. Each user with their own credentials means clearer order tracking, better communication, and proper audit trails.

Yes. Every notary in our network has been background-checked, identity-verified, and confirmed for active commission status.
Notaries are paid on the 5th business day of the following month for all closings performed during the previous month, via Melio. Pay rates depend on the type of signing, the location, and the complexity of the transaction. We pay above the market rate for the value our notaries deliver.
